Job Title: Damp, Mould & Condensation Surveyor
Contract: Permanent
Pay Rate: £47,793 per annum
About the Role: We are seeking an experienced Damp, Mould & Condensation Surveyor to join a Housing client in Bristol. This role will focus on managing damp and mould-related projects, providing expert surveying services, and ensuring repairs are carried out efficiently. You will work closely with residents, contractors, and internal teams to oversee project delivery from inception to completion.
Key Responsibilities:
- Manage complex damp, mould, and condensation cases, ensuring repairs are completed to high standards.
- Conduct building pathology assessments, identifying defects and providing recommendations.
- Carry out detailed surveys and reports, supporting disrepair claims and section 20 notices.
- Take ownership of Housing Health and Safety Rating System (HHSRS) cases.
- Work alongside local authorities, contractors, and internal teams to manage projects effectively.
- Conduct post-work quality inspections to ensure compliance with regulations and customer satisfaction.
- Assist with procurement, tendering, and contract management for specialist projects.
- Provide technical support to the repairs and empty homes teams, ensuring best practices.
- Ensure all Health & Safety standards, including CDM regulations, are met throughout projects.
- Support residents and leaseholders throughout the repairs process, ensuring excellent customer service.
- Strong background in building surveying and project management.
- Proven experience in managing damp and mould cases within housing or property management.
- Formal building qualification (e.g., RICS-accredited course, BSc, HNC, or HND in Building Surveying).
- Knowledge of HHSRS risks, housing legislation, and compliance standards.
- Familiarity with Schedule of Rates and contract management.
- Experience in asbestos identification and void property assessments.
- Strong IT skills, including Microsoft Office and asset management systems.
- Full UK driving licence required.
- Additional certifications such as CSTDB (Certificated Surveyor in Timber & Dampness in Buildings) or fire safety qualifications.
- Health & Safety qualifications (e.g., IOSH, NCRQ).
- Experience with planned works or void delivery in social housing.
