Job Title - Property Manager

Location - Bracknell RG12

Contract - Temp - 3 Months initially.

Hours - 35

Role summary - As a Property Manager, you will be responsible for delivering professional block and leasehold management services within a designated area. Collaborating closely with other property managers, you'll ensure high standards of property management services for homeowners and leaseholders. This role will involve overseeing service charges, Section 20 consultations, ensuring the safety and maintenance of estates, and dealing with anti-social behaviour where necessary.

Key Responsibilities:

  • Manage block, estate, and tenancy services in line with legal, contractual, and regulatory requirements.
  • Conduct Health and Safety Assessments of communal areas, ensuring compliance with risk management.
  • Build excellent working relationships with landlords, contractors, and other third parties, ensuring the services provided are of high quality and good value for money.
  • Advise homeowners on service charges, lease conditions, and manage any disputes or complaints.
  • Play a pivotal role in resolving anti-social behaviour, working in conjunction with relevant teams.
  • Monitor contractor performance and ensure the completion of any required maintenance.
  • Provide regular management reports and assist with risk management, ensuring financial security and value for money for the organisation.
  • Champion resident focus, ensuring the residents' needs are at the heart of everything you do.

Requirements:

  • Proven experience in leasehold block management, with an understanding of mixed tenure blocks and estates.
  • Knowledge of legal aspects of leasehold law and regulations, including Section 20 processes.
  • Strong communication, negotiation, and conflict resolution skills.
  • Experience managing service charge accounts and ensuring their accuracy.
  • Excellent time management and problem-solving skills.
  • Ability to work collaboratively with stakeholders and colleagues to achieve objectives.
  • Proficiency in Microsoft Office and Property Management databases, ideally MRI.
